Hello and welcome to today’s edition of The Reno Hunter newsletter!

Today, I’m giving you literally the ONLY SIX properties within a 60 minute commute of Farringdon station that hit the following criteria:

🏠 Is a House (not a flat, maisonette or shoebox)
🤑 Under £350k asking price
🏷️ Traditional Sale (NOT going to auction)
🏚️ Has value-add opportunity (AKA needs renovation)
🚉 Within 60mins commute of Farringdon by public transport (yes, I used my old office)

So yes, it’s possible to find commutable renovation projects if you know where to look.

In price ascending order….

2 bedroom terraced house - Dagenham

Porters Avenue, Dagenham, RM8 for £290,000. Marketed by William H. Brown Incorporating Porter Glenny, Barking

💡 A 2 bedroom end terrace on the same street sold for £430k in 2023.

2 bedroom terraced house - Croydon

Lambert's Place, East Croydon, CR0 for £300,000. Marketed by Cray and Norton Estate Agents, Croydon

💡 Already decreased from original price of £329,950, indicates motivated seller

2 bedroom end of terrace - Croydon

Leslie Park Road, Croydon, CR0 for £325,000. Marketed by Neighbour Estate Agent, London

💡 Likewise a price deduction from £350k on this one. Motivated sellers yes, but what are the surveys saying?

2 bedroom terraced house - Dagenham

Bromhall Road, Dagenham, RM8 for £325,000. Marketed by haart, Dagenham

💡 I actually think although this one does fit the criteria, I wouldn’t have confidence in suggesting there is much value at the price. You’d need to negotiate well below asking to get any good returns.

2 bedroom house - Edmonton

Cheddington Road, London, N18 for £330,000. Marketed by James Hayward, Enfield

💡 Most people will get overwhelmed by the mess and not see the full potential… but not you!

2 bedroom terraced house - Abbey Wood

Overton Road East, London, SE2 for £335,000. Marketed by Purplebricks, covering South East London

💡 Another one reduced from £350k - it’s been. on since May… time for them to get it sold!
